Architecture is our primary focus, but our unique brand of design thinking and problem-solving can add value across a wide range of fields. We use the latest digital tools, and if we can't find one that works for us, we'll build it.

To streamline our own workflow, we developed cadastr, a property app which we've now made free for anyone to use. We bring this same mindset to all our work, optimising and refining our approach so that we can be confident we're delivering the best possible solutions.

Stage 1

Inception

The best spaces are an extension of the people who inhabit them. We want to get to know you. We'll help you develop your brief or work to fulfil all of your exact requirements.

If you haven't selected a site, we can help you make the best-informed choice, and advise on your property rights and constraints, including whether any statutory authority applications are required or desirable.

We'll talk about your budget, and how to best serve it along with indicative project timelines and the best methods of contracting for your project.

If you need to consult with any other professionals, we'll advise you on the best way forward.

Stage 2

Concept and viability (concept design)

Once we understand exactly what you need, we'll prepare an initial design concept including:

  • all the different spaces that make up your project and the relationships between them,
  • proposed building materials and finishes and the services necessary for your building to function effectively,
  • sketch details of the technical and functional characteristics of the design.

At this stage we'll check that the design conforms with your land use rights and consult with local and statutory authorities where necessary. We can then review the anticipated project costs and programme.

Stage 3

Design Development

Quality architecture takes work. Following the initial concept design, we'll develop all the necessary aspects of the design. This may mean making changes along the way, but we are dedicated to delivering the best possible products for our clients.

We'll review the construction systems, materials, fittings, and selection of finishes, along with the programme and budget.

If other consultants are involved, we'll coordinate their designs into the final building design.

We'll deliver high-quality design development drawings including drafting technical details and material specifications and once the final design is agreed upon, we'll advise on the necessary building plan application and approval requirements from the local authority.

Stage 4

Documentation and procurement

We use the latest digital tools to produce detailed technical drawings and immersive 3d models. Stage 4 is divided into two sub-categories:

Stage 4.1 involves preparing documentation required for local authority building plan application submission, coordinating technical documentation with the consultants and completing primary co-ordination and submitting documents for approval at the local authority.

Stage 4.2 includes preparing specifications for the works and completing all remaining technical and construction sufficient for tendering the building contract. We will then obtain and evaluate all offers, and recommend a successful tenderer and arrange for the signing of the building contract.

Stage 5

Construction

Once approval has been granted by the local authority for building work to commence, we can begin construction. We ensure your project runs smoothly by administering the building contract and issuing construction documentation as and when it's needed.

We review all sub-contractor designs, shop drawings and documentation and inspect the works for conformity with the contract documentation and acceptable quality by industry standards, so that the project is completed as intended.

Once complete, we will assist you to obtain your final occupation certificate.

Stage 6

Close-out

Once you are satisfied with the final product and the final coat of paint has dried, we'll help facilitate the project close-out including:

Collation of the necessary documentation to effect completion, and handover.

We issue all certificates related to the contract completion and provide you with construction record documentation and the relevant technical and contractual undertakings by the contractor and subcontractors.

We specialise in residential buildings, including new homes, apartments, lodges and renovations. Our work also includes social, retail and industrial projects.

Courtyard House
A compact home centred around a bright, dynamic outdoor living space. Large volumes are sculpted for the family rooms to bring in light and blur boundaries between internal and external space. The house closely follows the contours of the site, so that subtle level changes define spaces in the free-flowing open plan.

Monavale Hill House
This house for a semi-retired couple, designed with Xhamai Design, was conceptualised as a series of three lightweight pavilions. The bedroom wing is offset at an angle from the rest of the house to take advantage of views over the valley and create a forced perspective from the living areas, heightening the experience of the views.

House
This house on the West Coast, designed with Xhamai Design, takes visual cues from the historic barn profile cottages and fishing huts in the region, adding layers of tactile natural materials and cascading light to create a rich, sensuous and inviting series of homely spaces. The dramatic central light well creates a sense of excitement when entering or moving through the house.

Indoor Market
When a large supermarket moved out of this East Rand shopping centre, instead of replacing them with the same established commercial model, the owner decided to look at alternative retail typologies. This indoor market, designed with Xhamai Design, pulls small, bespoke vendors together around loosely connected gathering and entertainment spaces with strong focal points.

A renovation to a beautiful flat, close to the ocean. The first step was to remove the walls dividing up the living spaces which brought in waves of golden sunlight to the deep floor plate. To properly serve this spacious apartment, an unconventional ensuite bathroom was installed in the main bedroom with large sliding panels of contemporary glass.

Private cabins and a central restaurant and spa are constructed of local stone and board-marked off-shutter concrete with infill panels of glass and canvas wrapped sliding modules to create the association of camping while maintaining an atmosphere of five-star luxury. Spaces open up across seamless timber decks to the wild landscape. Designed with Xhamai Design.
